When is it time to replace a furnace?
Most gas furnaces last 15 to 20 years. Age alone is not a reason to replace one that still runs well. These are:
- The furnace is 15 years or older and needs an expensive repair
- It has needed repairs more than once in the last two winters
- Heating bills keep rising while your usage has not changed
- Some rooms never warm up, even with the system running constantly
- A technician found a cracked heat exchanger
If yours is younger than about 10 years and one part failed, repair almost always makes more sense. See furnace repair and service. We will give you both options and let you decide.
What furnace replacement includes
- Free in-home estimate. We look at the house, the ductwork and the current system, and size the furnace to your home instead of guessing from square footage.
- A written price. You get the model, the efficiency and the total before anything is scheduled.
- Removal of the old unit. We disconnect it, take it out and dispose of it.
- Installation. The new furnace goes in to the manufacturer's standards, connected to your gas line, venting, ductwork and thermostat.
- Testing and walkthrough. We check ignition, airflow, venting and safety controls, clean up, and show you how everything works.

We will size it, price it in writing, and tell you honestly if a repair makes more sense.
80% or 95% efficiency: which furnace makes sense?
AFUE is the share of the gas that ends up as heat in your house. An 80% furnace loses about a fifth of it up the flue. A 95% condensing furnace captures most of that, which matters in a Chicago winter when the furnace runs for months.
High-efficiency furnaces cost more up front and need a different vent, usually PVC pipe out the side of the house, plus a drain for the water they produce. Whether that pays off depends on your house, your gas use and how long you plan to stay. We will lay out both options side by side.
Lennox and other brands
We are a Lennox Premier Dealer, so Lennox is what we usually recommend. We also install other major brands when that is the better fit for your house or budget. If you are replacing the air conditioner at the same time, a matched furnace and AC usually work better together. See AC installation.
Paying over time? We offer monthly payment plans through Wisetack. See financing.
Replacing the whole system? Our current offer is $500 off a complete system replacement. Details are on our HVAC deals page.
"David quoted me a price that was significantly lower than two other companies I'd called... David and his partner were the most dedicated workers I've ever seen; they stayed for almost 12 hours to finish the job."

Furnace installation FAQ
How much does a new furnace cost?
It depends on the size of the house, the efficiency you choose and what the venting and ductwork need. An honest number needs a look at the house, so we come out, size it properly and give you a written price for free.
How long does furnace installation take?
Most straight replacements are done in a day. Switching from an 80% to a 95% furnace takes longer because of the new venting and drain. We will give you the timeline with the estimate.
What size furnace do I need?
It depends on the house, not just the square footage. Insulation, windows, ceiling height and ductwork all change the answer. An oversized furnace short-cycles and wears out faster, so we size it during the in-home estimate.
Should I replace my AC at the same time?
If the AC is more than about 12 years old, it is worth pricing both. A matched furnace and AC share the same blower and usually run more efficiently together. If the AC is newer and working well, keep it.
Do you install brands other than Lennox?
Yes. We are a Lennox Premier Dealer, but we install other major brands too. We will recommend what fits your house and budget.
