HVAC in Evanston's older homes
About 2 in 5 Evanston homes were built before 1940, and 7 in 10 before 1970. The Department of Energy notes that most new homes did not come with central air until the late 1960s (Department of Energy history of air conditioning). So in most Evanston houses, central air was added long after the house was built.
That can mean ductwork squeezed into tight chases, long runs to the top floor, and a bedroom that never cools down in July. We check airflow room by room before recommending anything, and when we quote a new furnace or air conditioner, we size it to the house and the ducts as they are today, not to the label on the old unit.
Two-flats, condos and apartment buildings
Only about 1 in 3 Evanston homes is a single-family house. About 1 in 8 is in a two- to four-unit building, and about 1 in 3 is in a building with 20 or more units.
- Two-flat and small building owners. Tell us how many furnaces and outdoor units there are when you book, so we plan enough time for each system.
- Condo owners. If your unit has its own furnace or air handler and air conditioner, we service and replace it like any other home.
- Roof or shared-area equipment. If the outdoor unit sits on the roof or in a shared space, check with your association or building manager about access before the visit.

Call and tell us what the system is doing. We diagnose first and put the price in writing before any work starts.

Repair or replace?
ENERGY STAR suggests thinking about replacement when an air conditioner is more than 10 years old or a furnace is more than 15 (ENERGY STAR's replacement guide). Age alone does not decide it. If the equipment is younger and one part failed, repair almost always makes more sense. We price both options in writing and let you decide, and monthly payment plans are available through Wisetack. Evanston HVAC FAQ
How much does HVAC repair cost in Evanston?
It depends on the part and the time the repair takes. Cleaning a flame sensor is a much smaller job than replacing a blower motor or an AC compressor. We diagnose first and give you a written estimate, so you know the price before any work starts.
Do you work on two-flats and condo units?
Yes. In a two-flat, each unit may have its own furnace and air conditioner, so tell us how many systems there are when you book. For condos, we service and replace the equipment that belongs to your unit.
Why is my top floor always hot in summer?
In older homes it is often the ductwork. When central air is added to a house built before it was common, the runs to the top floor can be long and undersized. We check airflow room by room before recommending anything.
How often should my furnace and AC be serviced?
Once a year for each: the furnace in the fall and the air conditioner in the spring. A heat pump should be serviced twice a year because it runs in both seasons.
Are your technicians certified?
Yes. Our technicians hold EPA Section 608 certification, the federal credential for handling refrigerants.
